I'll start with my experience: we we rented a dozen apartments in Georgia, different levels and at different prices. Now we live in a large private house. Based on this experience of successful and, at times, unsuccessful rental housing, I want to share with you life hacks that will help you to reset the cost of an apartment, arguing this with the shortcomings found. If not for one "but" ... so you will not learn the nuances, and these nuances can very much spoil your life and turn your vacation into a nightmare.
What affects the cost of the apartment?
The cost of the apartment is greatly influenced by the area. You will be told that the accommodation is located in an elite, popular area, but keep in mind that the best area is the one in which it is comfortable and convenient for you personally. It is not necessary that it should be within walking distance from the city center. There is an inexpensive taxi in Georgia. Take, for example, Batumi. A taxi here costs GEL 2-3, which is about $ 1.

We often go to the sea on foot past a chic residential complex. It seems that the view from the window is divine – the sea splashes, the beach, palm trees.
If you don't look right down the street, where a monolithic high-rise is being built. There are four bumpers working there, who, with a corresponding roar, hammer concrete piles without days off and breaks. And the people who live in this posh complex wake up and fall asleep to the eternal roar of the bumpers. A very unpleasant place in terms of noise.
Nuances to pay attention to
The price will be announced to you for three or two rooms. Only in Georgia, three rooms are not a corridor and three doors to three separate rooms, but a passage hall, from which there are doors to two rooms and to the kitchen. And if there are two, then the entrance hall and a small closing nook, that is, these are not separate rooms.
In connection with the Georgian passageways and adjacent rooms, one story from personal experience came to mind. We rent an apartment, suddenly at some point we wake up in the middle of the night from the fact that someone is talking nearby. The feeling of the effect of the presence of an invisible stranger, as in the best traditions of horror films. In the morning the riddle was solved. It turned out that the apartment was divided into two parts with separate entrances from the street, and these parts were separated by a half-walled door, through which the conversations of the family who lived in the second part of the apartment reached us.
Another tip is to always look at the furniture. When you first get acquainted with the apartment, they will show you that the sleeping place is equipped, the furniture is there, neatly made and looks decent. Only then it turns out that the mattresses are sagged and worn, and the bed wobbles and creaks godlessly with any movement. This happens especially often in apartments that are rented daily. Do not be lazy to lift the mattress and look under it. Very often there you can find traces of the vital activity of not one person, but a group of people.
Another point that you need to know in order not to get caught at an inflated price is ecology. It should be understood that Georgia is one continuous ecology with clean mountain air. In large cities, for example, in Tbilisi, there may be gas-polluted areas, but there is no such smog here as in Kiev or Moscow. Georgia itself is eco-friendly.
There are no large industrial enterprises, factories that pollute the air. The roads are full of electric cars and quite a few heavy trucks. So, when they tell you that the markup goes for an eco-friendly area, then you should not believe it unconditionally. Georgia is one big eco–friendly area, with a few exceptions in large cities.
Directly, the cost of renting housing depends on the period. If you are shooting for a week, then the price will be the same as for one day, you can knock it down a little, but it is insignificant. With such a short period of time, it will not be possible to bargain for a very long time. If you rent a house for a month, for six months or a year, then you will already have a completely different conversation.
The landlord is well aware that if an apartment brings about $ 700 per month in the season, then in winter, for example, it will be a great success to find a tenant for $ 300. Here the best option is to output the arithmetic mean per month and offer the resulting amount to the owner. You break it down, show that the owner will gain more in this situation than he will lose, offer a lease for a year, and everything will be fine with you.
When choosing an apartment, you should also pay attention to the view from the window. It often happens that I show an apartment where everything is fine, repairs have been made, new mattresses, good water pressure, but the view from the window may rest against the wall. Literally. I remembered a story about how friends took an apartment, the first line by the sea, everything is fine, but the view from the window instead of the expected sea and palm trees showed the window of a neighboring house standing close by. There are a lot of construction projects in Batumi, and houses are placed very close to each other, so the chance of running into a view through someone else's window or into the wall of a neighboring house is very high. We advise you to pay attention to what you see in the window.
I advise you to rent an apartment in Batumi for a long time, for example, for a month, to rent it for a week, for three days. During this period, you are guaranteed to see and hear all the charms. Very often, evening clubs, street musicians from morning to evening, or roosters with chickens may be under your windows.
So, a brief overview of prices to understand the general situation on the housing market in Georgia. In principle, Tbilisi is the cost of Minsk, not Moscow, not Kiev, Minsk. For money – $ 250 for an average one–bedroom, for a very good one-room, renovated, without any surprises in the form of a nightclub under the window, - $ 300.
Two–bedroom apartments already go from $ 350-400. $ 500 is a pretty decent two-bedroom apartment with furniture. At these prices, you can basically search in any area, except for complexes. There are good residential complexes in Georgia, where everything will be, as they say, rich, and a two-bedroom apartment in such a complex will cost $ 700-800 and above. Again, a residential complex with a concierge, good elevators – this is for an amateur.
The most important thing when renting a home is to look at the owners. It must necessarily be the person with whom you will communicate, negotiate. We had a negative experience: a representative of the owner came to us in broad daylight, who looked everywhere, checked everything, walked around with an important air and probably assumed that criminals had settled in the apartment, who would take the washing machine in their pocket. Therefore, always stipulate who else has the keys to the apartment, and how and when this person will come to check something, and whether he will come at all, because it is possible to agree that there will be no such phenomena.

The cost of renting housing in Georgia it directly depends on the area. Remember that an elite area is one in which you live well. For example, the first line by the sea in the same Batumi is not always great. From the most extreme street of Batumi to the sea by walking – half an hour, by car and even less – 5 minutes, so why pay more? In addition, the first line is always noise, endless construction, and in new buildings there is high humidity and mold very often appears. In a word, it's not pleasant enough.
$ 250 is the price to start with, but if you rent a studio for yourself or a family of two, then for $ 300 you can find a wonderful option. $ 400 is a good two–piece, $ 500 is a three–piece (you can find an acceptable option for $ 400). But always keep in mind that Georgian apartments often have walk-through rooms, this should be further clarified.
