Residential complex "White Magnolia"

The residential complex "White Magnolia" is located on the first line in Batumi and consists of apartments in which hundreds of people live. This building, despite its official status as a self-built building, is divided into 900 shares and belongs to the community of shareholders. Originally planned to be 9 stories high, the building was increased by four storeys during construction, resulting in its current height.

"White Magnolia" was advertised as luxury housing with a closed area and its own infrastructure, including a swimming pool and gym. However, a number of problems, including waste and design changes, led to serious design and management deficiencies. The facades in some places are made of plasterboard, which encourages the growth of mold, and the lack of drains in Batumi's rainy climate causes water leaks along the walls of the building. In addition, the building has uneven settlement and foundation problems, which compromise its durability.

The ground floor was originally planned to house restaurants and other public facilities, but these premises are currently not in use. The complex has 900 apartments, most of which have their own owners. Despite the existing shortcomings, in summer the demand for rental apartments in White Magnolia remains high, and prices for isolated premises remain relatively low, especially considering the location on the first line.
